From Feasibility Studies to Earnest Money in 120-Days
During this first phase, Murphy Building Company conducts a survey of the propery, determines the location and availability of utilities and develops preliminary plans, costs and market analysis. Other steps may include a wetlands declination study, meeting with area officials and traffic review. If the project is slated to proceed, the landowner receives an earnest money deposit to keep, regardless of final outcome of the project.
Preliminary Plat Approval: A 6-Month Process
An application is submitted to county or city offices. The developer receives a State Environmental Policy Act (SEPA) determination regarding the anticipated environmental impact.
Final Construction Approval: A 90 to 120-Day Process
Construction plans are submitted to various government agencies for review, correction and approval. After construction permits are issued, the landowner receives final payment for the purchase price of the land.
